Commercial Dilapidation Surveys Many prospective tenants are not aware of the liabilities when taking on a Full Repairing Lease and quite often when they vacate are liable for substantial repairs. Often the Law requires the buildings to be put in the condition on its initial construction and has no relation to the condition when the tenant took on the property. We are able to provide Schedules of Conditions which can be attached to Leases so that the buildings condition is highlighted at the start of the tenancy.
PM Surveying do act for both Landlords and Tenants in dilapidation Claims, particularly at the end of the lease, and also are able to advise on improvement repairs, provide specifications and undertake Contract Supervision for any works which are needed. Our experience with commercial leases can provide the Landlord and Tennant with a list of works the are legally required to undertake, and to negotiate for both parties to find an agreed conclusion.
